This section introduces administrative pages used to setup default parameters
in your account. Once you have satisfactorily setup your default parameters,
you won't need to revisit these pages unless you want to change them. In your
back office account, you will setup and submit through the pages described
below.
To reach these pages in your back office, select the Manage Website link in the top navigation bar. Select the Auto RateSheet Admin link in the left navigation bar.
- RateSheet Administration
- Follow the Update Loan Programs And Fee Information / First Mortgages
link to the Add Programs page.
- Add Programs
- In the process of creating your account, we setup the loan programs
to be displayed at your Web site. (Check your web site to see what programs
you are displaying.) If you want to add or remove loan programs,
or change your rate sheet, please contact Customer Service via the "Customer
Service" link in the statement: If you wish to change your
rate sheet please contact our Customer Service
department.
- Add Fees
- Add customary fees for these non-recurring closing costs. Consumers
do not see these fees. The APRs at your Web site are affected by them.
- Update Variables
- Consumers do not see these parameters. The APR's at your Web site
can (in Manual Mode) be affected by them. For interest-only programs,
set the number of years during which payments are interest-only.
- Add Description
- Use these fields to display important program criteria at your website. The comments you enter will be associated with the corresponding
loan program.
This is the last page of the setup process. Setup the product to your specifications, then submit the page.
- Conforming / Jumbo Loan Assumptions
- When one or more loan programs are in Automatic or Review mode, the Auto
Rate Sheet product automatically searches the database of wholesale lenders
and populates your rate page with the most competitive pricing. The Loan
Assumptions are the default parameters used in the database search. You
may set the product to search for purchase or refinance rates.
-
Rate Publish Times
- Myers ads and updates wholesale lender data throughout the day. Select
all the publish times to take advantage of new data as it is added to
the database. Your rate page can be updated as many as six times per
business day.
- Program Name and Mode. Min Points / Max Points.
-
- Automatic Mode
- This mode publishes your rate sheet automatically. Lender's fees and ARM parameters originate from our database. You select the min/max retail points and the lock period.
- Review Mode
- Rates are automatically published to the Rate Update screen in your back office, but not automatically published to your website. This gives you the opportunity to review and edit your rates and points before they appear at your webiste. You must submit the Rate Update screen to publish rates to your website.
- Manual Mode
- Manually enter all information. When using Manual Mode, the Loan Fees you entered and ARM parameters take effect.
- Min Points / Max Points
- This is where you set the minimum and maximum wholesale points. Your profit margin will be added to these numbers. For example, assume your Profit Margin = 1 point. You want consumers to
see par to two points cost. This is accomplished as illustrated in the programs below. Your 1 point profit margin is added to Min Points
of -1 to reach par. Your 1 point profit margin is added to Max Points of 1 to
reach 2 points. In this example, the consumer would see par to two points retail.
Notes:
- You may select a different mode for each program.
- Rates, points and lock period for FHA, VA and home equity programs are entered manually.
- All lock periods are at least 30 days.
- Changes may take up to thirty minutes to take effect.
- If you have selected Review Mode, you will receive an email message notifying you when your rates are ready for review.
To view your current rate sheet, follow the links, Auto RateSheet Admin | Update
Rates / First Mortgages.
The Update Rates screen shows different
programs in each mode. If you're using Review or Manual mode, be sure to click
the "Update/Revise Rates" button at the bottom of the page.
Automatic Mode displays the lender(s) names whose rates are displayed at your Web site. (Consumers will not see lender names.)
