Download & Process Loans

This document contains an introduction to eMagic, and step-by-step instructions for downloading and importing 1003 data into popular LOS programs.

2. Encompass

2.1 Locate an Application

In your backoffice, locate an application to download.

2.2 Select the Fannie Mae Link

This is an example of downloading one file. To download a one file, select the FNM3.x link. Do not enter a check in the check-box. Do not select the button, "Zip and Download Selected Files."

(To download multiple files, enter a check in the appropriate check box(s), then select the button, Zip and Download Selected Files. You'll need to have and be familiar with the program, Winzip.)

2.3 Run Encompass

You can import single or multiple Fannie Mae 3.x files directly into Encompass.

If you import the same file more than once, a new loan file with a new loan number is created for each duplicate file.

Once you import a loan file, only the system administrator can delete that file.

When you log in to Encompass, your Pipeline opens. The Pipeline is the starting point for viewing key information and initiating tasks for your assigned loans.

Note: If your assigned User Persona is Broker, the Dashboard opens when you log in to Encompass.

2.4 Import Into Encompass

  1. From your Pipeline, click the Import button to open the Import wizard.
  2. In the Import window, select Fannie Mae 3(x).
  3. Continue
  4. Navigate to the folder containing your downloaded loan applications.
  5. Select the files to import.
  6. In the Import To drop-down menu, select the Loan Folder, select Prospects or My Pipeline.
  7. Select Import. The Progress and Status Indicator shows the file import progress. When this window closes, the import is complete.
  8. Close the Import Fannie Mae dialog box.

2.6 Known Issues

Exceptions exist when exporting FNMA 3.2 format and importing into Encompass. After downloading from the Web and importing into Encompass, these exceptions may result in inconsistent, blank, or lost data in Encompass' 1003. After importing, be sure to check the accuracy of the data in the 1003 fields described below. The PDF / Acrobat file accurately displays the consumer's 1003 data.

3. POINT / Calyx

3.1 Locate an Application

In your backoffice, locate an application to download.

These illustrated instructions describe how to download a Point Prospect (.PRS) file.

To download a Borrower (.BRW) file, select the .BRW link and save the file in Point's Borrower folder. The Borrower and Prospect folders are contained in the PNTDATA folder.

Note:
  1. Click the link, "Calyx Point (.PRS file)." DO NOT place a check in the box. (Use check-boxes in combination with the "Zip AND Download Selected Files" button and WinZip.)

  2. Select .PRS
  3. In the "File Download" dialog box, click "Save."

  4. Save
  5. In the "Save As" dialog box, navigate your directory structure to the folder in which you store Prospect files. (default folder: "c:\Pntdata\Prospect.")

  6. Import to Prospect folder
  7. Save the file.

3.3 Run POINT

These instructions describe how to import a Prospect file. To import a Borrower file, select Borrower in steps 2 and 4 below.

  1. Open Point. Select File | Rebuild List


  2. File | Rebuild List
  3. In the Rebuild List dialog box, select Prospect. Select Start.


  4. Rebuild Index Download

  5. In the Rebuild List box, select OK. Close the Rebuild Index dialog box.


  6. Prospect File List Updated

  7. In the Loans pane, select Prospect. Select Search. You will see the newly imported Prospect files.

3.4 How to Import a Borrower/Prospect Master Template

Follow these instructions to import master template data into a borrower or prospect file.

Download and import the 1003 according to the POINT instructions described above. Download using either the .BRW or .PRS file format. Do not use the Fannie Mae (FNM3.X) format.

The data from the Master template file will be imported into the borrower's (or prospect's) file.

3.6 Known Issues

5.2a Patch required, or install ver 5.3

Please go to http://www.calyxsupport.com/down/index.htm to obtain a patch for Point version 5.2 and 5.3 download..

When the transaction is a refinance, and no property was entered in the "Schedule of Real Estate Owned" in Myers' online 1003, you may experience problems when importing the 1003 into Calyx Point. Here is a workaround to solve this situation.

  1. In Point, highlight the "Property Address" field in the section, "Schedule of Real Estate Owned."
  2. If the "More Entries..." field is blank, or zero, select "New." Point will populate the address from the Subject Property field.
  3. The 5.2a patch and ver 5.3 should show "More Entries" 1 of 1. Previous versions were showing blank of 1, and you couldn't edit the Schedule of Real Estate.

4. Genesis 2000

4.1 Locate an Application

In your backoffice, locate an application to download.

Genesis 2000 versions 16x and above can import FNM3.x formatted files, as illustrated here.

To download a single file, click the FNM3.x link. Do not enter a check in the check-box. Do not click the button, Zip and Download Selected Files.

To download multiple files, enter a check in the appropriate check box(s), then click the button, Zip and Download Selected Files. You'll need to have and be familiar with the program, Winzip.

Download steps:

  1. Click the FNM3.x link
  2. Save
  3. Navigate to the directory in which you store Fannie Mae files
  4. Save

4.3 Genesis 2000 Manual

Please refer to the Genesis 2000 Manual for import instructions. Click on Download Manual and open Chapter 7 - Genesis 2000 Utilities.

5. Other LOS

5.1 Locate an Application

In your backoffice, locate an application to download.

It's likely your LOS supports the importation of Fannie Mae 3.x formatted files. These instructions describe how to download one file. (Note: NO check in any check box when downloading a single file.)

To simultaneously download many files, enter a check in the boxes next to the appropriate download links, then select "Zip AND Download Selected Files." After downloading many files, you'll need a program such as Winzip to manipulate the files.

  1. View the borrower's record. Select the link, "FNM3.x."

  2. In the "File Download" dialog box, click "Save."

  3. In the "Save As" dialog box, navigate your directory structure to the folder in which you store Fannie Mae files. Save the file.
